Repairs
If you need a repair in your home, our Property Services Team aim to attend as soon as possible with no fuss meaning you can get on with your day.
Whether it is a leak, an adaptation, or an electrical fix, our professional and experienced operatives are here to support you.
We allocate repairs with target completion periods, dependent on 4 categories:
- Emergency repairs – 1 working day
- Urgent repairs – 5 working days
- Routine repairs – 10 working days
- Planned maintenance – we prioritise major works over a 5 and 30 year period based upon a regularly completed stock condition survey.

FAQs
What is an emergency repair?
Emergency repairs are generally for situations where there is an immediate risk to life or a danger of serious damage to the property. These may include:
- Unsafe power, lighting sockets or electrical fittings
- Loss of electricity, gas or water supply
- External windows, doors or locks which are not secured
- Blocked toilet (where this is the only toilet in the house)
- Blocked drains or pipes with sewage leaking out
- Significant leaking or flooding from a water or heating pipe, tank or cistern where the water cannot be contained
- Locked out of property
What should I do if I smell gas?
If you smell gas, you should call the National Gas Emergency Service on 0800 111 999 as soon as possible.
Can Property Services help me with maintenance?
Yes, Property Services can also help with Cyclical Maintenance and Planned Maintenance.
What is Cyclical Maintenance?
Cyclical Maintenance is carried out as part of an annual cycle to ensure properties are kept to a good standard. This can include:
- Annual gutter cleaning
- Annual gas checks
- External painting works
What is Planned Maintenance?
Planned Maintenance is usually major work that Brighter Futures knows will be required in the future. This includes:
- Renewing roofs
- Replacing kitchens or bathrooms
- Upgrading central heating systems
What is anti-social behaviour?
Anti-social behaviour (ASB) is anything that can cause harm, alarm or distress to another person usually within a home or community.
Examples of ASB:
- Excessive noise or loud music
- Harassment, verbal abuse, racism, sexist or homophobic remarks
- ASB caused by illegal drugs or alcohol abuse
- Threats of violence or assault
- Damage to a property, vandalism or graffiti.
- Domestic Abuse
- Fly-tipping, rubbishy dumping and littering
